Renting a Property

We suggest that when you have found a property which may be suitable to you, it would benefit you to drive around to also make sure that the surrounding area is suitable for your needs. From viewing the property to signing the tenancy agreement our team will always be  at hand to advise you to make the whole process as simple as possible. As all our staff are  local people they have a good knowledge of the areas and can advise on both the type of  property and the location to suit your needs.

 

Once you have found a property that suits your needs all you will need to do is complete a  simple application form and bring in some supporting documents. Anyone who is over the  age of 18 will be asked to fill out an application form.

 

Restrictions

On some properties the landlord may impose certain restrictions in respect of the following: 

 

Pets, smokers, housing benefit, students. Please check our office for further information on 

 

individual properties and if restrictions apply.

 

Timescale

Once an application has been received it normally takes around seven working days for us to reference you. Once your application has been approved a mutually convenient time and date will be agreed for the tenancy to commence and you will be required to attend the office to sign a tenancy agreement and other relevant documents. Once the tenancy agreement has been signed you will receive a counterpart copy for your retention.

 

Advance Payment

Please note that an advance payment of one month’s rent and deposit must be paid before the keys can be released. Your initial payment can only be made by direct payment into our bank account.

 

Rent

You will also be asked to complete a standing order mandate for the monthly rental payment  this will be payable each month in advance and will be required on a certain date as stated in the tenancy agreement. For joint tenancies, you can choose whether to pay separately or together.

 

Insurance

The landlord is not responsible for insuring any of your personal belongings therefore we  strongly recommend that you obtain adequate contents insurance.

 

Utilities

Jubb & Co will inform the gas, electric and water suppliers notifying them of meter readings  at the commencement of the tenancy. We will also write to the local authority for Council  Tax purposes, please note that we strongly recommend that you also inform the suppliers to  to ensure that details have been received and processed.

 

Fees

For non Housing Act tenancies we charge an administration fee of £285.

 

For standard Assured Shorthold Tenancies there is no administration charge to the tenant.  There may be charges throughout the tenancy for items such as lost keys and changes made to the tenancy requested by the tenant.  Please speak to a member of our staff to discuss this further.
